New mixed-use building for the centre of Warsaw

Developers Rondo ONZ Project Development are behind plans to deliver a new forty-storey mixed-use complex to the centre of Warsaw, on the corner of ul. Jana Pawła 2 and ul. Świętokrźyka. The EUR 200 mln complex, Rondo 1, construction of which is to begin this month and be complete thirty months from then, will consist of a tower of 58,000 sqm of office space and another section of around 3,000 sqm of retail and services space.
Designed by architects Skidmore, Owings and Merrill from the UK and the firm AZO based in Warsaw, Cushman & Wakefield H&B will act as leasing agents for the building. A general constructor has yet to be appointed.

Skanska Property Poland will carry out new projects

Hochtief Project Development's Rondo 1 is not the only building which will spring up in the vicinity of Rondo ONZ in Warsaw, as Skanska Property Poland are also planning to build a an office building there.
Rondo City, which will add to the development going on in Al. Jana Pawla II, already has its construction permit and is in its final design stage.
Skanska are also to construct two buildings, both of which will come under the name Mokotów Chambers, in the south of Warsaw. The first building will be in ul. Postepu, totalling 40,000 sqm of space and the second in ul. Marynarska.

4,500 sqm less

Two firms have so far signed lease agreements for a total of 4,500 sqm in the Galileo office building in Kraków. The 10,000 sqm building is the first phase of Centrum Biurowe GTC, a Globe Trade Centre development.
One of the tenants, with 3,500 sqm, is the Swiss Deltavista, a provider of risk management data. The other is Raiffeisen Bank who have signed a contract for almost 1,000 sqm. CB Richard Ellis and Knight Frank Nieruchomosci are leasing agents for the building.

Second tenant in IBC

Eli Lilly, an American pharmaceutical firm, has leased over 2,200 sqm of office space in International Business Centre in Warsaw. Agents CB Richard Ellis represented them in the deal.
The developer of the 16,100 sqm building is GE Capital Golub Europe, which is planning to develop the second phase of the complex. IBC was designed by Denton, Corker and Marshall and constructed by Hochtief Polska.

Fifth edition of C&W H&B's 'Warsaw Business Space' map

Real estate agents Cushman & Wakefield H&B have issued the 5th edition of their Warsaw Business Space map which consists of three sections: class A and B office buildings in the CBD on a scale of 1:10,000, class A and B buildings beyond the CBD on scale of 1:50,000 and buildings of the same type in the Mokotów District on a scale of 1:15,000. The CBD has been divided into seven zones and areas outside it into six.

Cosmetics' manufacturer to build EUR 5.6 mln office building in Poznań

The Polish cosmetics' manufacturer Beiersdorf-lechia, owned by the German firm Beiersdorf, is to construct an office building in Poznań, at a cost of EUR 5.6 mln, to be funded by the company itself. Construction will begin at the end of March and end in April 2004 and will be carried out by Budimex Dromex.

Stage 4 of Ochota Office Park about to start

The odds are that investors will not be given a chance to buy the Warsaw Ochota Office Park complex in Al. Jerozolimskie. As stated in the previous issue of Eurobuild Poland, Mahler International are not interested in selling their property. Besides, they are bound by certain obligations towards one of their main tenants, Polska Telefonia Cyfrowa ERA.
"Apart from anything else, we are preparing for the fourth construction stage of Ochota Office Park, which was initially going to involve building 13,000 sqm. In current market conditions, however, we were forced to redesign the building, cutting its space down to around 8,000 sqm. We expect construction to commence before the end of this year," said Thomas Erdmann, Mahler Project's Director.
Ochota Office Park is the only office complex which has remained in Mahler Project's possession as its building on ul. Wspólna 47/49 was sold to an Austrian Fund, CA Immobilien Anlagen, last year, (although the former continues to manage the property). Nonetheless, Mahler Project hasn't given up on expansion in the Polish market. "We are looking for a plot in the city centre similar to that on Wspólna 47/49 (7,200 sqm) but the ones we have seen so far were either too expensive or didn't meet our requirements," says Edermann.

Rowland Communications in their new office

A PR agency, Rowland Communications, is a new tenant in the building on ul. Bonifacego 112 in Warsaw. The company signed a contract for 550 sqm, which was negotiated by Kancelaria Brochowski.

Colliers International sign new agreement with ComputerLand

In an agreement signed at the end of February, ComputerLand, the IT services' providers, retained Colliers International as their leasing agents, specifically to help them relocate in Warsaw. Currently based in Kopernik Office Building 1, ComputerLand, according to Paweł Klosinski of Colliers, are dissatisfied with the delay in delivery of the premises' parking facilities and as a result want to move. ComputerLand's space requirements of 5-6,000 sqm, are likely to take them to property near the city's left bank, most probably in the next six months.
