Busy spring for Panattoni

POLAND Panattoni Europe has started the development of Panattoni Park Sosnowiec II, a 80,000 sqm distribution centre in Upper Silesia and Rohlig Suus Logistics has signed the first lease. The tenant will occupy 18,500 sqm of BTS space including an 8,000 sqm cross-docking facility and a 10,000 sqm warehouse.

The centre is to be equipped with LED lighting throughout, with an automated control system that adjusts the lighting levels to the amount of natural light in the building. The office section will take up 900 sqm and will have up to 90 workplaces. “Our long-term partner Panattoni Europe has provided us with a flexible approach to creating warehouse space, which is why our new centre is tailored to our parameters. Our own column spacing design allows us to optimise the warehouse space and install a high-bay racking system. Around 40 pct of the leased space will be suitable for the use of high-storage forklifts. We also plan to introduce new technological systems, such as scanning gloves that have proven to be successful in our other warehouse centres,” says Adam Galek, a board member of Rohlig Suus Logistics. Eventually Panattoni Park Sosnowiec II will comprise two buildings with a total of 80,000 sqm. Additionally, the park will include small business uinit modules with a minimum size of 1,500 sqm. The completion of the first 50,000 sqm is scheduled to take place in the autumn.

Amazon now back again

Amazon has also appointed Panattoni Europe to develop a 44,800 sqm e-commerce logistics centre in Pawlikowice near Łódź. This will be the developer’s sixth project for the company. To date Panattoni has delivered 685,500 sqm to Amazon on the outskirts of cities such as Poznań, Szczecin, Wrocław, Sosnowiec and Prague. The centre is to be completed by the end of 2019. “Panattoni Europe’s most recent investment in Pawlikowice is good news for the region. The long-term lease by Amazon will provide permanent jobs for over 1,000 employees and will contribute to the development of small and mid-sized businesses, which will be able to offer more of their products through the company’s online store,” says Marek Dobrzycki, a managing director of Panattoni Europe and then he adds: “the strength of the project lies in its location. The short distance from the region’s main city – Łódź – makes this e-commerce logistics centre attractive for potential employees. Those who commute by car will have 312 parking spaces at their disposal with a further 22 for minibuses.” The building is to be BREEAM Interim certified with an intended rating of ‘Very Good’. The centre will have an intelligent building management system, LED lighting and motion sensors in various zones, as well as additional wall and roof insulation. It will also have systems to minimise water usage.

Strong in Silesia

Panattoni Europe is also planning to begin work on the construction of the Panattoni Park Opole logistics project in south-western Poland in the second quarter of the year.

The 48,600 sqm park comprising two buildings is to be within the city limits of Opole. “Panattoni Europe’s presence in the region has enabled us to investigate the market and its potential. Therefore, I truly believe that Opole is the perfect location, particularly for businesses that are seeking an alternative to Katowice and Wrocław,” claims Maciej Madejak, another managing director of Panattoni Europe. Panattoni has already developed two other projects within the region, including the construction of an all-terrain vehicle factory for Polaris Industries in Opole, and a manufacturing plant for Skamol, a Danish producer of industrial insulation.

Panattoni has also additionally signed a large number of leases. Rhenus Logistics is to up 6,200 sqm of warehouse space including 3,000 sqm in Panattoni Park Gdańsk III logistics centre and 3,200 sqm in City Logistics Wrocław I. JLL represented the tenant during the negotiations for both leases. “Our further expansion in Gdańsk and Wrocław has resulted from the rapid development of our home delivery service. Poland is currently one of the most attractive business locations in Europe, which gives us extensive access to modern industrial projects and highly qualified labour,” explains Witold Zadrożny, the managing director for the CEE region of Rhenus Home Delivery.

Panattoni also plans to go into partnership with with Ipopema. The Polish Office of Competition and Consumer Protection [UOKiK] has received an application for subsidiaries of PG Dutch Holding I B.V, which is part of the Panattoni group, and Ipopema Securities to be merged in a joint venture. If approval is granted, the new company is to develop a warehouse and logistics park. Ipopema 138 Fundusz Inwestycyjny Zamknięty Aktywów Niepublicznych [the Ipopema 138 Closed Investment Fund of Non-Public Assets] is registered in Warsaw and is regulated under Polish law by the act on investment funds and the management of alternative investment funds. It is managed and represented by Ipopema TFI, which is a wholly owned subsidiary of Ipopema Securities.
