Prologis works on three parks

EUROPE Prologis has recently signed a 50,000 sqm lease with Raben in Prologis Park Ruda Śląska and the tenant is to move into the BTS warehouse and office complex in Prologis Park Ruda Śląska in mid 2020.

The new building will include a three-floor office of 2,100 sqm with conference facilities and a cafeteria. The high-rack storage area will have a ceiling height of 12.4 m and the building is to include a temperature-controlled area (14–18°C), smart metering, and a system of automated forklifts and system racks. The development will meet the standards set by the US-based National Fire Protection Association and is to be BREEAM certified with an expected rating of ‘Very Good’. The tenant was advised by Colliers International. “We worked closely with our customer to deliver a site in a very specific location that met their requirements for dry storage and temperature control. This is so far the biggest transaction on the warehouse market in Silesia this year,” claims Maciej Chmielewski, the logistic and industrial areas manager at Colliers International. The park was designed using BIM (Building Information Modeling), allowing Raben’s managers to explore the building before construction began. “At Raben Group, we have been steadily expanding in Silesia for a number of years. By opening another distribution centre in Ruda Śląska, we have made our presence and commitment in this region felt,” said Marek Zychla the CEO of Raben Real Estate Poland. The total planned built-up area in the park will be almost 125,000 sqm.

Bigger in Wrocław

Prologis is also busy in Wrocław where it is to expand building 2 in Prologis Park Wrocław V by 16,500 sqm. Around 9,000 sqm of this space is being tailored to meet the needs of electronics retailer Neonet, which is expanding its operations in the park to 27,000 sqm. “Six years of working with Prologis have proven that there is more to warehouses than just their location and quality. A shared understanding of needs and a willingness to grow together are also of equal importance […] It was the obvious choice for us to renew our lease and entrust Prologis with the construction of another building,” said Tomasz Okoński, the logistics and customer service director at Nenonet. The remaining space in the building is to be leased to Bowman Ingredients, a company operating in the food industry, which is opening its first production centre outside the UK. The 7,500 sqm lease also includes storage space. The design includes a concrete mezzanine (1,000 square meters) with additional service lifts for transporting semi-finished products. The roof structure was raised to a height of 11.2m. Five silos are to be built with a wide unloading area and a set of truck scales. The centre will include lab facilities, quality control rooms, machine and engineering rooms and temporary work areas. The entire production area will be ventilated and well-lit with both natural and artificial light from LED fixtures. The centre will also include an air-conditioned floor for office and social space with additional skylights and intelligent LED lighting controlled by motion sensors.

“When we were considering setting up a factory and warehouse in Poland, we were certain of one thing: we wanted to work with a reliable partner who perfectly understood the local market and had the knowledge and experience to deliver a state-of-the-art production and storage facility. We believed that partner was Prologis and we were correct,” said Rory Bowman the chief executive officer of Bowman Ingredients.

Going speculative in Budapest

It’s not just in Poland where Prologis has been active. The company has started the construction of building number 11 of the Prologis Park Budapest-Harbor logistics complex. A total of 14,000 sqm gla is to be completed in the second quarter of 2020. The centre has been designed using BIM and includes smart meters with specially insulated roofing that together with the high-performance gas-fired heaters should reduce heating costs by as much as 30 pct. The building is to be certified under BREEAM with an expected rating of ‘Very Good’. “Being within the city limits, Prologis Park Budapest-Harbor offers more than just space to our customers. It supports the well-being of their employees. Its amenities include barbecue relaxation areas, a five-a-side football pitch and green outdoor spaces,” says Martin Polák, the managing director and regional head of Prologis for the CEE region.
