Does it make sense to employ a concept architect in the CEE Region?

A complex undertaking, such as a mixed-use development, requires a suitable professional team to design the project. In many instances the concept architect is an integral part of a design and project team. The architectural work is divided (broadly defined) into concept design and the project execution.

The exact division of responsibilities may vary depending on a number of different circumstances. Generally, the concept architect will prepare the concept, schematic design and design development of the architectural documentation with a consultancy role in the technical phases of the development – working closely with other consultants including the official architect (the executive architect). The wiser variety of investor and developer understands the value of an experienced architect specialising in certain building types, such as retail or offices. They don’t want to take too much of a risk taking the general architect through an educational process and being left with a design that is not necessarily up to the expected specific standards and objectives.

Does it make sense to employ a concept architect in the CEE Region? For complex and demanding projects, definitely yes. Several successfully completed developments, such as Palladium in Prague, Eurovea In Bratislava, Silesia City Center in Katowice, Poznań City Center to name just a few, were carried out and completed with the key involvement of a concept architect.
