Polish retail schemes: under preparations or under construction

The total amount of modern retail space that is currently being built in Poland reaches 590,000 sqm, while nearly a half – 252,000 sqm – of which is set to be delivered in the largest Polish agglomerations, primarily in Wrocław, Poznań, Łódź, Tri-City, Katowice and Warsaw.

In Wrocław, Unibail-Rodamco has started the work on of the 64,000 sqm Wroclavia mall, while in Poznań Apsys is already well advanced with the 100,000 sqm Posnania shopping centre. Retail competition will be fierce in these cities, where retail density ratios are already reaching a very high level. In Wrocław it stands at 617 sqm per 1,000 residents, and in Poznań at 622 sqm per 1,000 residents, while the average density for the largest Polish cities hits 502 sqm.

The 46,000 sqm Sukcesja shopping mall is currently being constructed in Łódź and the 34,000 sqm Galeria Metropolia is being erected in the TriCity. Meanwhile, the work is to start on Forum Gdańsk (62,000 sqm). This year, Katowice’s Supersam (23,000 sqm) and the 31,400 sqm Galeria Galena in Jaworzno are to be delivered.

One of the GTC flagship projects, Warsaw’s 64,000 sqm Galeria Północna shopping centre has recently received building permit, while another GTC project, Galeria Wilanów (61,000 sqm), is planned is being prepared. The construction work on the project is set to start next year. Both projects are being leased by JLL.

Other retail projects under construction within the Warsaw agglomeration include Ferio Wawer (12,500 sqm), Fabryka Wołomin (30,000 sqm), Galeria Legionowo (10,500 sqm), the extension of Wola Park (17,600 sqm) and Hala Koszyki, a mixed-use project combing a 7,500 sqm shopping gallery and app. 13,000 sqm of office space.

Retail development activity in other Polish cities can be best described as moderate. In H2 2015 only two large retail project beyond the first tier cities will be delivered: Bydgoszcz’s Zielone Arkady (50,000 sqm) and the app. 10,000 sqm extension of Bydgoszcz’s Galeria Pomorska.
