POLAND I2 Development is revitalising another part of the Bulwar Staromiejski project in Wrocław.
This time it is the 18th century casements in the complex that are to be restored. The company is planning to develop the casements into 63 housing units with areas ranging from 23 sqm to 64 sqm. These will be either studios, studios with mezzanines or three-room apartments. Some of the apartments on the first floor will be located in the historic casements. The project will have five above-ground floors and one underground, and will also have seven retail/service units with areas ranging from 55 sqm to 204 sqm. “Out of the 14 buildings in Bulwar Staromiejski, the ‘Na Kazamatach’ project will be designed for short-term leasing thanks to a contract which we have signed with Sun & Snow,” revealed Marcin Misztal, the vice-president of I2 Development. The revitalised building was erected in 1776 as residential casements for the staff of the nearby fortress and served as a refuge during sieges. It is located along the city’s external protection wall and has been rebuilt on several occasions; however, it was originally designed by Silesian-born architect Carl Gotthard Langhans, who worked in Berlin and Potsdam, designing the Brandenburg Gate in Berlin, among other projects. The historic layout of the casements is to be retained, as well as the brick walls and arched vaults. “We wanted to preserve the original character of the project. In order to do this, the façade of the building is to be rusticated and we have recreated the details of the Tuscan pilasters and cornices. To add to the comfort of future residents, we are adding glass balconies and dormer windows to the roof. The high quality finishing materials to be used in the redevelopment will give the interior an austere and elegant character,” explains Arkadiusz Chamielec, the head of the I2 Development group’s Chamielec Architekci architectural studio. “All the work was carried out under the supervision of the monuments preservation officer,” adds Mr Chamielec. The developer is planning to complete the project in Q3 2017.
