POLAND “In 2016 Budimex Nieruchomości is aiming for presales of around 1,500 apartments,” the developer has announced.
Last year, which was a record one for the company, it presold 1,918 apartments. “Our largest project, Nowe Czyżyny in Kraków, is at an advanced stage. The eventual number of apartments sold in 2016 will, however, be subject to the number of projects which we manage to launch,” explains Ewa Perkowska, the director of the commercial division of Budimex Nieruchomości. According to the developer, buyers’ needs have not changed: compact one-, two- and three-room apartments are the most sought after. However, it is important that they have a separate kitchen or a kitchen with a window. “The prices of our apartments remain at a similar level, but of course this does not include adjustments that could result from construction-related costs. At the same time, we do not expect that the new principles of providing mortgages under the MdM system with a 15 pct own contribution will change the situation in any way. In accordance with the S recommendation, it will still be possible to obtain a mortgage for up to 90 pct of the apartment’s value subject to additional collateral, such as an insurance policy for 5 pct of the apartment’s value,” emphasises Ewa Perkowska.
