Rafał Ostrowski has over 17 years’ experience as a journalist. Before joining ‘Eurobuild CEE’ five years ago, he wrote for Wydawnictwo Murator and Shopping Centre Magazine, as well as for retailnet.pl. He has also written for many newspapers and magazines as a freelancer and prepared photo-reportages. Rafał graduated from the University of Warsaw in philosophy. He also completed postgraduate studies in text editing. For ‘Eurobuild CEE’ he covers most real estate sectors, including logistics, construction, office, residential and retail. He is also in charge of the film direction for Eurobuild TV.

Galeria Sandomierz into Focus

POLAND Real estate investment fund Focus Estate Fund has acquired the Galeria Sandomierz shopping centre in Sandomierz, south-eastern Poland.

The seller, Euro Real Estate Investments LLP, a real estate vehicle managed by UK private equity business Marcol, was represented by JLL, while Focus Estate Fund was represented by Cushman & Wakefield. “This is our first investment transaction related to retail property in Poland and we were very glad that our side was represented by the highly professional teams of Cushman & Wakefield, Czabański & Gałuszyński and CSWP. In our activities we are focusing on non-prime retail real estate in Central and Eastern Europe. Galeria Sandomierz is a high quality addition in our portfolio. The fund has a rather ambitious agenda. We are about to close several other deals in Poland and the Czech Republic,” said Andriy Kozin, the managing partner of Focus Estate Fund. Galeria Sandomierz, which was opened in March 2009, offers 4,400 sqm of retail space and 160 parking spaces. The centre is 97.5 pct leased. Tenants include a Carrefour supermarket, RTV Euro AGD electronics store and a Bricomarché DIY store, as well as popular fashion brands like Reserved, House, Cropp Town, Diverse, Top Secret and CCC, as well as a Natura health and beauty store. “The demand for shopping facilities in regional towns with a dominant position in terms of catchment is very strong. Focus Estate Fund’s transaction is a great example of new capital’s growing interest in such investment opportunities in Poland,” added Jędrzej Suchowolec, a surveyor in the retail capital markets department at Cushman & Wakefield.
