Alchemia topped off again
ConstructionThe developer, Torus, is already planning the next stage of the complex, which was designed by the APA Wojciechowski architectural studio of Warsaw. The Argon building at the junction of al. Grunwaldzka and ul. Kołobrzeska is the third stage of the complex. The H-shaped building has 11 storeys and is of a similar height to the two previous stages. It offers a gla of 39,000 sqm, of which nearly 36,000 sqm will be office space on a typical office floor of 3,000 sqm with the rest of the space being earmarked for retail and services. “The first tenants of the office, service and retail space are to move into the building in mid-September next year immediately after the occupancy permit is issued,” comments Maciej Brożek, the proxy representative responsible for development at Torus.
The Argon building is to be characterised by a retail and service shopping arcade that includes greenery and outdoor furnishings between the third and fourth building that has yet to be built. “Work on the Façade is currently underway. We are planning to finish the glazing in January and the entire Façade should be completed in March. In the same month we are also planning to finish pouring the concrete flooring for the car park levels. The installation work is at a very advanced stage, particularly for the two underground levels. The office floors will have pillars for all the installations, the work on which will take until the end of November and the finishing work on the toilets has also started,” says Marcin Frozyna, the investment director at Torus. The Argon building, like earlier stages of Alchemia, is to be LEED-certified and is currently pre-certified at the ‘Platinum’ level. We are currently in a number of important negotiations, but due to their confidentiality we cannot tell how far the commercialisation process has progressed but, taking into consideration the stage of construction work, it is very high. We are also preparing to build the fourth stage of Alchemia,” adds Maciej Brożek. The construction of the last building of the complex is to start around the end of February and beginning of March. According to the building site manager representing the general contractor – Modzelewski & Rodek, the fourth stage will be the most difficult due to the very limited size of the building site between the second and third buildings. The Alchemia office complex houses the head offices of companies such as State Street (over 14,000 sqm) Wipro, Alexander Mann Solutions, Dynatrace, Kemira and Cognizant. Torus is a development company which was established in Gdańsk in 2002 that mainly specialises in office development but also holds a portfolio that includes residential, warehouse and revitalisation projects.
