AFI comes to Brașov
The mayor of Brașov with the top managers of AFI lay the cornerstone of AFIBrașov
ROMANIA The cornerstone for the AFIBrașov development was laid on September 12th in the centre of Brașov.

A 45,000 sqm (160,000 sqm gba) mall and office building is to be developed in the first stage with a joint car park for 1,700 vehicles The event was attended by David Hay, CEO of AFIEurope Romania, Avraham Barzilay, the CEO of AFIEurope, Architect Moshe Zur and representatives of the city of Brașov including the mayor George Scripcaru. Because the site is cut into the hillside the three storey shopping centre will, in effect, have two ground levels. The general contractor is Danya Cebus, which is also part of the AFI group. Construction work on the first 15,000 sqm office tower began with the work on the shopping centre but there is currently no deadline for the second 10,000 sqm office building, on which AFI claims work will begin after the launch of the first stage. AFI claims that although it has no pre-leases, there has been broad interest in the space from a broad range of industries. AFIEurope is in negotiations with two banks (rumoured to be Raiffeison and Unicredit) to finance the project and according to Avraham Barzilay, the loan contract is certain to be signed within a few months. The development is to be LEED certified with the company claiming that it is 90 pct certain to be awarded a rating of ‘Gold’. The shopping centre is 80 pct leased with a Carrefour supermarket anchor. The mall will have 200 stores including most of the Inditex brands (Zara, Bershka, Stradivarius, Pull and Bear, Oysho and Zara Home). Other brands will include Sephora, Tommy Hilfiger, Swarovski and Intersport. The mall will also have a 3,500 sqm green terrace, a cinema, a 600 sqm casino and 1,200 sqm of entertainment space including a children’s playground. The first stage of the project is to be delivered in Q1 2019.
