LATVIA Vastint has appointed Skonto Būve to build two office buildings on K. Ulmaņa avenue with a combined leasable area of 14,230 sqm in the first stage of the Business Garden Rīga business park.

This stage, which also includes the construction of a green area and a car park, is expected to be completed at the beginning of 2019. Eventually Business Garden Rīga will have more than 70,000 sqm of office space.

The first two buildings will each have a floor plate area of 1,500 sqm and will be LEED certified.

The office buildings will be surrounded by a large green area with oak and linden trees that are hundreds of years old, as well as areas designated for recreation and sports. To ensure a quality work environment, the inner courtyards will be accessible only on foot; guest parking will be around the perimeter of the park, with parking for employees either underground or in an adjacent car park. Of the two buildings in the first phase, one will have a restaurant while the other will have a child-care centre.

“We are very happy to finally start construction of the buildings on the site,” says Romāns Astahovs, the managing director of Vastint Latvia. “We have waited a long time for this – the first plot was acquired back in 2005. Up till now, most of the work mostly dealt with the ‘invisible’ aspects of the project such as combining the land plots, the masterplan, the design, the procurement, and setting up the necessary infrastructure. Even though there are just as many challenging tasks ahead of us, the start of construction work on the first buildings is a special moment. It will be a visible confirmation of the true scale of the planned development,” he added. EventuallyVastint also intends to start work on its Lindenholma residential project next to the office complex. The design is by Depo Projekts. Work on the internal roads was completed at the end of 2015.
