EUR 221 mln for Warsaw Hub
The Warsaw HUB is to consist of three buildings, which will be constructed on a common podium

POLAND Ghelamco has been granted a EUR 221 mln loan for the construction of The Warsaw Hub.

The financing comes from a consortium of five banks including Bank Zachodni WBK, which is acting as the facility agent, PKO Bank Polski, who will act as security agent, and Bank Pekao, who will act as the account bank. The consortium’s members also include Raiffeisen Bank Polska and Bank BGŻ BNP Paribas. In addition, the banks have granted a loan of PLN 45 will to cover the VAT. The financing is a construction loan, which can be converted into a five-year long-term loan. The banks were advised by Baker McKenzie, while the borrower was advised by White & Case.

“The Warsaw HUB has already generated enormous interest from tenants. Obtaining financing for the construction is further assurance for them of the investment’s stability. Soon we will be able to announce the first tenants who have chosen The Warsaw HUB,” said Jarosław Zagórski, the commercial and business development director of Ghelamco in Poland.

The Warsaw HUB is to consist of three buildings, which will be constructed on a common podium with an underground section. The project will have a gla of 113,000 sqm with 70,000 sqm of office space 6,000 – 7,000 sqm of retail and a conference centre as well as two hotels of three and four stars (app. 21,000 sqm). Space is also to be made available for MeetDistrict, a co-working space which is present in Ghelamco’s Belgian investments. The project should be completed in early 2020.
