Budimex to build Monopolis

POLAND Virako has appointed Budimex as the general contractor for its flagship project – the Monopolis mixed-use complex in Łódź.

The construction work will begin in February 2018 under the project supervision of Uni-Form and completion is scheduled for mid-2019. Under the contract, Budimex is to revitalise all the existing historic buildings. “We want to transform Monopolis into a Łódź landmark. Virako has already completed the design work as well as the preparatory restorations. So now we are launching the next stage of the investment," said Krzysztof Witkowski, president of the management board at Virako.

The Monopolis is being developed on the site of the Monopol Wódczany distillery built in 1902. It is the third largest industrial complex in Łódź, after the Karl Scheibler and Israel Poznański factories. Monopolis will have 24,000 sqm of office space and 5,400 sqm of services areas. The former bottling centre is to be converted into office space and two office buildings are to be constructed. The first stage will also include space for retail and services, including restaurants, cafés and a theatre within the converted historic buildings of the complex. An important part of Monopolis is to be the vodka museum. In later stages, two buildings with more office space are to be built with space for a kindergarten and other services. The project is to be BREEAM certifed.

The design is by Grupa5 Architekci with the Łódź-based studio of Jerzy Lutomski. JLL is the exclusive leasing agent for the complex.
