Industrial boom breaks records

POLAND For the first time ever, a single region (Central Poland) recorded a take-up of over 1 mln sqm, according to the “Market in Minutes – Warehouse and Industrial Market in Poland” report by Savills. The region in question saw a total of 1.08 mln sqm leased. As usual, the Warsaw market was subject to high demand with over 990,700 sqm of leases signed while leasing activity in Upper Silesia came to 791 400 sqm.

Across the country a record high gross take-up of 4.3 mln sqm was recorded, up by 30 pct y-o-y. Nearly half of the volume (45 pct) was generated by the e-commerce and third partly logistics sectors.

According to Savills, never before over a twelve-month period have so many new developments been added to the market with the new supply reaching 2.4 mln sqm.

“E-commerce remains one of the key sectors driving the warehouse market and the development of the sector is not expected to slow down. Companies from the sector, which leased very large warehouses of over 100,000 sqm last year, are planning to further expand in Poland so more record high volumes can be expected. Nevertheless, it needs to be borne in mind that the warehouse market can be volatile and an economic slowdown may rather rapidly impact the market,” explains Wojciech Zoń, the head of industrial agency, Savills.

The largest warehouse projects over the period were three warehouses built for e-commerce tenants. Two of which were developed by Panattoni and one by Goodman. Each had over 100,000 sqm. The total stock of warehouse and industrial space in Poland reached 13.5 mln sqm at the end of 2017.

Over 465,000 sqm of warehouse space was completed in Warsaw, while in Upper Silesia new supply stood at 402,600 sqm. Central Poland was also developing at a fast pace with 310,300 sqm of new space completed last year. At the end of 2017, 1.4 mln sqm of warehouse and industrial space was under construction country wide.

“Due to the boom on the market new locations are emerging in West Poland in cities outside the main markets of Poznań, Wrocław and Szczecin, where up until 2015 modern stock was extremely limited. At the end of 2017 over 143,000 sqm was under construction, which indicates the stock will double within a number of months. In the near future, less popular locations in the west of Poland such as Zielona Góra, Świebodzin, Gorzów Wielkopolski, Bolesławiec and Słubice may attract more attention from both developers and tenants,” adds Wojciech Zoń.

Despite high pace of development the vacancy rate decreased by 30 bps y-o-y to 5.4 pct at the end of 2017. Big box monthly headline rents range between EUR 2.60 per sqm and EUR 4.00 per sqm while rents go up to EUR 5.25 sqm for small business units in Warsaw.

“Regardless of the boom, which has lasted a few years now, the growth of the market has a healthy basis. High demand is based on rising industrial production and growing consumption. Developers are avoiding the construction of new warehouses on a fully-speculative basis. Thus, we can think of Poland as fully mature market that is rising in importance in this part of Europe,” he sums up.
