Sky Office Center still Excellent
Sweco Consulting conducted the certification process for the Sky Office Center building
POLAND The Sky Office Center office building in Warsaw has received an extension of the BREEAM In-Use International certificate: 2015 in the asset performance and building management categories at the Excellent level.

“The extension of the BREEAM certificate for Sky Office Center confirms the highest standards of office building management by Hines Polska. The green solutions applied during operation ensure comfort for users. Creating optimal working conditions and minimising the impact of the facility on the external and internal environment is our priority,” said Łukasz Pawikowski, asset manager at Hines Polska.

Sweco Consulting conducted the certification process for the Sky Office Center building.

The project was highly rated in the use of certified materials and in care for the health and comfort of employees, for example through excellent lighting of rooms with daylight. The certification process acknowledged the location of the Sky Office Center near green areas, access to parking and good transport links to the city centre, the airport and expressways, both by car and public transport. BREEAM assessment was created in 1990 by the Building Research Establishment and it is currently the most popular solution of this type used in Europe by investors, developers and tenants.

Sky Office Center is an A class office building located in Warsaw's Służew district, at the junction of ul. Gintrowskiego and ul. Kaczmarskiego. The facility has 4,800 sqm of office space over six above-ground floors and is 100-pct leased. The ground floor features an entrance hall as well as retail and service units. Sky Office Center tenants can also use an underground car park for 57 cars. The building was put into operation in September 2013. In January 2015, Sky Office Center was acquired by the Hines Poland Sustainable Income Fund (HPSIF) based in Luxembourg. In line with the fund’s strategy, improvements have been introduced in the building with regard to good practices in sustainable development, with particular emphasis on facility management and tenant cooperation. HPSIF assets and real estate are managed by Hines Polska.
