.KTW is to open in June this year
POLAND The .Ktw I office building, which is being built in Katowice, has successfully passed the Design Stage and been awarded a BREEAM Interim certificate with a rating of ‘Excellent’, scoring 79.09 pct.

“.Ktw I’s high rating is the result of a range of ecological solutions with the space being designed with the convenience of tenants in mind. Its location in the very centre of Katowice, which means the office building is well connected, is also important. This is the first project in the city with such a good result under the BREEAM New Construction 2013 system. The rating of ‘Excellent’ places it among the best projects the country, including Q22 and Centrum Praskie Koneser in Warsaw and Bałtyk in Poznań. We hope that the final certificate (Post Construction) will be equally satisfying,” comments Katarzyna Bednarczyk-Kozłowska, LEED AP BD + C, BREEAM International assessor at Bilfinger Tebodin Poland. The office building has been fitted out with ecological technologies such as fast low-power lifts and water-saving toilets (with 57 pct more savings compared to standard BREEAM requirements). The noise level will be limited to 40 dB. Air conditioning with effective heat recovery and free cooling uses cold night time air outside the building to chill water that can later be used to cool the interior. The building has an intelligent BMS system to automate the air conditioning, ventilation, lighting and access control systems and the building’s systems are optimised to reduce power outside office hours. “.Ktw features a number of environmentally and employee-friendly solutions. The plot at Al. Roździeńskiego 1 and adjacent areas will feature biodiverse plantings that meet BREEAM requirements. Electric car charging stations, bicycle stands, showers and lockers for cyclists as well as a bicycle repair station will also be made available. Nearby sports and recreation facilities as well as tram and bus stops will be an important advantage affecting the quality of the work environment,” says Marian Garczarczyk, project director from TDJ Estate, the developer of the building. The first office building will be opened on June1st this year.

.Ktw I will consist of two buildings with over 58,000 sqm of office space and a retail area of over 3,600 sqm. The construction of the first, 14-storey .Ktw I office building with an area of almost 20,000 sqm is nearing completion. The first tenants will move in in June 2018. The three-level underground car park will include 240 spaces.
