Hotel in the very centre of Gdańsk
HotelsThe project will take about three years to complete. As Eurobuild CEE has found out, negotiations are in progress with some the largest hotel chains. In October 2016 the Pomeranian Development Agency, the owner of the property, announced a competition of offers for sale, joint investment undertaking or lease of a ten tenement complex at Długi Targ together with an adjacent area located on Mieszczańska, Ławnicza and Ogarna streets. “The proceeding involved two stages. The first, consisting of collecting non-binding offers, was implemented in cooperation with PwC, a consulting company specializing in, among others, the commercial real estate market segment. From the very beginning, our activities have been focused on searching for such an investment project that will change the use of the real estate, which is currently rented mainly as office space, into a hotel function,” explains Łukasz Żelewski, the president of the Pomeranian Development Agency. “A change in the property development on Długi Targ is another step in the development of hotel infrastructure in Gdańsk,” says Krzysztof Sakierski, senior manager in the PwC real estate team. Four tenderers qualified for the second stage. They included development and investment companies – two from Poland, one from France and one from Austria. All of them have declared their will to buy the real estate. The entities invited to this stage submitted final offers. The evaluation covered a lot of elements, of which financial conditions, the credibility of the bidder, the hotel investment concept and the proposed architectural design were of key importance. The offer of the Polish investor - Hotelsberg was considered the best. The company is part of the Landsberg group, which specializes in the production of steel products for the construction industry. The Landsberg company manufactures profiles for PVC windows, and the group's production scope also includes steel roofing and façade coverings. The company was founded in 2000, its capital is entirely Polish and the production activity has been carried out in Pomerania since the beginning of the company's operations. “Our goal, however, will not only be the renovation of the facade of the tenements, but also the opening of their unique interiors. Residents of Gdańsk can already feel invited to the hotel restaurant, which will be located in its future atrium,” says Krzysztof Król, a representative of the investor. The company also plans to organize the space around the hotel. Stoops of the tenement houses and adjacent pedestrian routes will gain a new glory. The hotel will include art and amber galleries while previews will be organized in its interior, thanks to which the inhabitants of Gdańsk will be frequent guests here. In the hotel, there will be a cafe offering a view of the Neptune fountain, the Artus Court and the Golden House. Conceptual work is currently underway and it will determine the functions of individual parts of the future hotel. Design work will begin in the next few days. The investor plans to cooperate with the best professionals from the industry not only in the hotel project, but also in the preparation of the operational plan and the future management of the facility.
