Panattoni thinks big about little warehouses

EUROPE Panattoni Europe has announced plans to create a EUR 1.2 bln City Logictics portfolio consisting of small warehouses within city limits dedicated to ‘last mile’ deliveries.

To date, the developer has invested EUR 65 mln in the concept. In Poland, Panattoni is currently building four parks of this type. These are City Logistics Warsaw, City Logistics Wrocław I, Łódź I and Warsaw Airport. Around 60 pct of the space in these parks has been occupied. “By the end of this year, we will have delivered around 150,000 sqm in City Logistics Parks on the Polish market. We are planning to expand our portfolio to include in-city centres in Germany, the UK and the Czech Republic in early 2019, and we will be investing EUR 400 mln each year in these projects, which will total EUR 1.2 bln over the next three years,” said Robert Dobrzycki, the Chief Executive Officer Europe, Panattoni Europe.

Online supermarket Frisco.pl is the first tenant of City Logistics Warsaw at ul. Estrady in Warsaw’s Bielany district. The company will take up almost 11,000 sqm, including over 10,000 sqm for warehousing and over 800 sqm of social and office space. The warehouse space will be adapted to the needs of FMCG, and the space will be used for processing online orders. The warehousing will also include separate sections for freezers and cold storage, as well as a non-perishable dry goods storage section. The entire development will be lit with LEDs, and the space leased will be subject to an HACCP programme (Hazard Analysis and Critical Control Points). The project will also feature a ramp for vans and a car park with 162 spaces. The tenant will move in before the end of the year. Eventually the park will comprise 26,000 sqm gla.
