Cedet complete, skyscraper to follow
Office & mixed-use developmentThe total cost of the restoration of Cedet was over PLN 400 mln. The work began at the beginning of 2015 and also included the renovation of the pavements outside the building, replacement of street lights and the renovation of the façades of the neighbouring buildings. “The renovation of Cedet resulted from thinking about the future of the building, and how to adapt it to the needs of today while respecting its history. We wanted this building to be a showcase for Warsaw and a meeting place for its residents, just as it was when it was fist built,. Today we can say with absolute conviction that this has been achieve and we have give residents of Warsaw a beautiful building that improves the area, that revives it and makes it more attractive,” says Jacek Wachowicz, the CEO of Immobel Poland.
More neon to come in July
A neon arrow, which was a copy of the original fixture from the 1950s, was also placed on the building. The façade is also to include a neon sign that spells out CeDeT. “The project was a great challenge for us due to the historic nature of the Cedet building and the huge sentimental value that the residents of Warsaw hold for it. We wanted to restore the flair that Cedet lost after the fire in 1975, which is why we paid great attention to even the smallest of details. Throughout the project, we worked closely with the Office of Warsaw Historical Preservation Officer and Arcadis, which supervised the of meticulous reproduction of all the elements that had been characteristic of this modernist building,” says us Patrycja Van Triet, a project manager at Immobel Poland. “The original foundations and columns have been preserved in the revitalized building. The entire original shape has been accurately reconstructed and special attention has been paid to the building’s characteristic elements, such as its façade and its divisions, columns, chimneys, canopies and terraces,” adds Andżelika Cieślowska, the CEO of Korporacja Budowlana Doraco, the project’s general contractor. The project’s architectural design was prepared by the AMC – Andrzej M. Chołdzyński and RKW Rhode Kellermann Wawrowsky.
Almost full
The building is almost fully leased and the first tenants are to move in later this month. The new Cedet will include a Smyk store, which is returning to the original location of its flagship store. The children’s good retailer is to take up more than 1,400 sqm on two levels. Rossmann has leased 800 sqm, Apteka Europejska will take 140 sqm and the T-Mobile has leased a 70 sqm outlet. The building will also include a Zdrofit fitness club of 850 sqm and a Costa Coffee café, which will take up over 150 sqm. Additionally a supermarket will occupy more than 1,400 sqm on level -1 and nearly 200 sqm on the ground floor, but the name of the store has not been disclosed. In the new office section of the building WeWork is to open its first co-working space in Central Europe and take up more than 4,000 sqm on two levels with an internal patio of more than 270 sqm. Immobel Poland will also move its office to the fourth floor of the building where it will take up 500 sqm. JLL is the exclusive leasing agent.
Cedet to be follow by Skyscraper
Immobel Poland has now started work on another project after the completion of the Cedet centre and is now developing the Central Point office building at the junction of ul. Marszałkowska and ul. Świętokrzyska. “I hope that this building, which located directly above Warsaw's only metro line intersection, will become a symbol of the city and an inseparable element of the Warsaw skyline,” said Jacek Wachowicz on the laying of the foundation stone for the building.
The 21-storey office building project will have a total area of 19,100 sqm (including 1,100 sqm of retail and service space). The completion is scheduled in 2020.
