Dekada preparing to grow
Retail & leisure“Konin is to be built together with Xcity Investment (a PKP [Polish State Railways] subsidiary). Construction work should start at the beginning of July with the opening date set for autumn 2019. The complex will have a leasable area of 5,000 sqm and will include a railway and bus station. We leased this project without a problem. It will have a typical tenant mix for such a location including a supermarket, Empik, RTV Euro AGD, CCC, Hebe store, Martes Sport and Pepco,” says Aleksander Walczak, the CEO of Dekada. The project in Mińsk Mazowiecki, which is also being developed Xcity, has been slightly delayed. “The provincial governor has revoked the local zoning plan and the town council is in the process of preparing the document again. As soon as this happens, we will begin preparing for the construction work, which should start in late autumn. The centre will have a leasable area of 9,000 sqm, which is currently 70-pct pre-leased. We think that the opening date will be in the summer of 2020,” he adds. The company is also applying for a building permit for its project in Nysa. “Everything seems on course for us to be awarded it this summer. The project is 70 pct leased and should be fully commercialised by the autumn. This project will have a leasable area of 19,000 sqm. We plan to open the mall in late autumn 2019,” says the head of Dekada. The company will also invest in the expansion of its existing shopping centres. It is currently working on the expansion of Dekada in Grójec, which should be completed in July this year. The centre will increase its area by 3,000 sqm to 9,000 sqm and become a three-building complex with a shared car park. The project to expand the centre in Skierniewice is at an advanced stage. “We should have been awarded a building permit by the end of the year and we’ll start work from the beginning of next year. We are planning the opening for the autumn of 2020. We also want to enlarge our Ciechanów centre. We have already negotiated to purchase the land for an extension of around 3,000 sqm, which will give us a leasable area totalling 5,500 sqm and 20 stores,” he says. The company is also considering expanding its centre in Sieradz and is trying to purchase land neighbouring the site so that the extension will be fully integrated into the existing structure.
Dekada also wants to extend its centre in Żyrardów, which will take around 3-4 years because a number of residential buildings will have to be demolished. The Dekada in Olsztyn could also one day be extended. Dekada currently has a chain of 11 retail centres.
