Rafał Ostrowski has over 17 years’ experience as a journalist. The first stage will have 26,000 sqm
POLAND Panattoni Europe has laid the foundation for the City Logistics Warsaw I warehouse building, which is situated near the former Radiowo landfill on ul. Estrady in the Stare Babice administrative district 11 km west of Warsaw.

The building should come into use in late autumn, but the automation systems for the main tenant, online supermarket Frisco.pl, will only be up-and-running in spring 2019. The company is to occupy 11,000 sqm of the 26,000 sqm building. The second tenant is packaging distributor KGL group and its subsidiary Marcato. The tenant has leased app. 4,000 sqm for its logistics needs for its production plant that neighbours the Panattoni complex. The general contractor is Kajima Poland.

“We wanted a location near Warsaw because our business is based on urban distribution. Therefore the proximity of our customers is important to us, so that the products we supply are the best and that the time from placing the order to its delivery is the shortest,” explains Grzegorz Bielecki, the director of operations at Frisco.pl.

City Logistics Warsaw I forms part of the developer’s investment plan for warehouses mainly designed for internet order processes.

“We will build about 150,000 sqm later this year as part of this concept, focusing on the market in Poland. We are planning to extend our range to facilities located in cities in Germany, the United Kingdom and the Czech Republic at the end of 2018 and early 2019, allocating EUR 400 mln per year, which will amount to EUR 1.2 bln over the next three years,” comments Robert Dobrzycki, the general director of Panattoni Europe in Europe.

Panattoni is currently carrying out two similar projects in Warsaw – on ul. Szyszkowa close to Warsaw Airport in Okęcie district and ul. Odlewnicza in Żerań. The 30,000 sqm City Logistics Łódź park is to be completed on ul. Dostawcza in the city this autumn, which will include among its tenants Damco and Intercars.

“More projects will definitely be emerging later this year,” promises Michał Samborski, the director of development at Panattoni Europe.
