Visionary awarded first WELL Core & Shell

Visionary awarded first WELL Core & Shell
The 22,500 sqm building was sold by its developer Skanska to CA Immo for EUR 68 mln last year

CZECH REPUBLIC The Visionary office building in Prague 7 – Holešovice, which is owned and managed by CA Immo, has been awarded WELL core and shell certification at the ‘Gold’ level.

The 22,500 sqm building, which was developed by Skanska before being sold to CA Immo for EUR 68 mln in Q2 2018, is the first in the CEE region to receive WELL core and shell certification and the 24th in the world. After its completion in April 2018 it was awarded LEED ‘Platinum’ certification for core and shell, earning 95 points.

Visionary has been awarded the WELL distinction based on seven building performance categories: air, water, light, nourishment, fitness, comfort and mind, and innovations.

The building has been designed to maximise the amount of natural daylight, which is provided to more than 85 pct of all regularly occupied spaces via such features as large element façade panels. Users of the building also have access to terraces and balconies with sitting areas, trees and chairs. It has an external atrium with wooden platforms open to public where films and broadcasts can be projected onto an outdoor screen.

Visionary also features a running track on the roof, playground and fitness facilities, and changing rooms with showers for cyclists. A kindergarten for the children of both the building’s users and the general public operates within the building.

A mobile app has been developed to keep users informed about what is going on in the building and its neighbourhood. And CA Immo has declared their intention to run a regular educational campaign aimed at tenants, property professionals and the general public to explain and promote WELL concepts related to the well-being and quality of life of the users of buildings.

“As the first WELL core and shell certified project in the Czech Republic, Skanska’s Visionary demonstrates to all employees and visitors that they are working in a space that supports their health and well-being," commented Rick Fedrizzi, the chairman and CEO of the International WELL Building Institute, which awards the certificate.
