Alchemia finally achieved
Construction work began on the office complex in Gdańsk in 2011

POLAND The Neon building, the fourth and final stage of the Alchemia business complex in Gdańsk, has been issued with an occupancy permit.

The developer, Torus, has now completed the almost decade-long project, which has added more than 122,000 sqm of leasable office space to the TriCity market.

Neon itself comprises more than 35,000 sqm of leasable space, of which 33,500 sqm is offices. The area of ​​a typical office floor comes to more than 3,000 sqm but smaller modules (starting at 300 sqm) will also be available. Retail and services on the ground floor take up just over 1,500 sqm. The building has 319 parking spaces (indoors and outdoors) as well as 374 spaces for bicycles (along with showers and changing rooms for cyclists). It has been LEED pre-certified with the highest ‘Platinum’ rating.

”When we started the construction of the first stage almost a decade ago, which included swimming pools, a gym and a sports hall in addition to the office space, the sector was rather sceptical about this project. We had a different approach to city-centre office buildings, by including different functions as well as focusing on the quality of the neighbouring area and the technological aspects. The market has appreciated this, in terms of the leasing and the interest from investment funds. This brings to an end a certain stage in the history of our company, but we now have new challenges ahead of us. Land has been secured for the construction of more than 120,000 sqm of office space in several different locations in the TriCity. Officyna and Format are already under construction while other projects are under preparation,” declared Sławomir Gajewski, the CEO of Torus.

Construction work on Alchemia started in 2011 but the concept was prepared much earlier. Each stage was completed every two years. The first, in 2013, comprised the Aurum and Platinum office towers together with a recreation and sports centre, followed by the Ferrum and Titanium office towers in 2015, Argon in 2017 and now Neon. Alchemia, by offering almost 112,000 sqm of office space, accounts for almost a sixth of the office market in the TriCity. It also has 10,000 sqm of retail and service space.

The design of Alchemia is the work of the APA Wojciechowski Architekci studio, while the certification consultant is Architects & Consultants/AVA Agnes Vorbrodt & Associates.
