At MAPIC with Eurobuild

Dozens of people gathered in the main conference room of the Palais des Festivals in Cannes in order to hear about the changes taking place on the commercial market in Poland. As emphasised by the panelists, despite the retail space saturation in Europe, a great deal is still happening in Poland. In terms of new supply in 2018, Poland is the number one market in the European Union, and it is second only to Russia and Turkey as far as the continent is concerned. Magdalena Bartkiewicz-Podoba, the managing director of Liebrecht & Wood, also spoke about the dynamic changes taking place in the way centres are built. “When we planned the Koneser centre five years ago, the decision to follow the direction of lifestyle was not obvious at all. Today, no one has any doubts that it should be built like that,” said Magdalena Bartkiewicz-Jaki. Panattoni Europe, the most active European developer in terms of warehouse space delivered, took part in MAPIC for the first time. “Out of 7.5 mln sqm built by Panattoni, around 2 mln sqm is a space for e-commerce companies,” said Marek Dobrzycki. In his opinion, the current 7-pct share of e-commerce in retail is very small and the sector should grow enormously. The panelists stressed, however, that online sales should not be seen as a threat to traditional trade but as its complement. In the future, stores should for example play an important role in last mile logistics, regardless of traditional trade. Anna Malcharek, the managing director of Gemini Holding said that the key issue is the use of modern technological systems in the centres, which cannot be limited to large facilities in large metropolises but it should to the same extent refer to smaller towns, such as Tarnów, Bielsko-Biała and Tychy, where Gemini centres operate . Michelle Buxton, the head of the British Toolbox company specialising in marketing centres and IT systems, said in turn that the Polish retail market is not lagging behind Western Europe today, and the British could also learn a quite a lot from it.
