POLAND In a survey conducted by Segro, As many as 58 pct of those questioned thought proptech was a general term for technology and only 38 pct associated it specifically with real estate.

The survey was part of the 'Proptech on the warehouse market' report, which the warehouse developer prepared in collaboration with Eurobuild CEE magazine. However around three quarters of companies use real estate companies use modern technological systems in their operations.

“When we ask market players what is going to shape the real estate market in the near future, modern technology always appears in the top three answers,” says Ewa Andrzejewska, the editor-in-chief of Eurobuild CEE.

The most commonly used technological systems include LED lighting (66 pct), light sensors in warehouse aisles (44 pct) and smart utility meters that can be read remotely (22 pct). Automatic licence plate recognition systems are less commonly used (18 pct) while even fewer use roof monitoring systems and drones. However around a fifth of those surveyed stated that they were considering using one or more of these systems in the near future. “New technology is not just used in operations but also at the design stage of such centres. At Segro the standard for our logistics parks has for a long time included LED lighting, a comprehensive utility monitoring system as well as a system for automatically reading license plates. What’s s clear is that the vast majority of companies see the advantages of such innovative technology,” says Waldemar Witczak, a regional director at Segro. In fact, of those surveyed 89 pct said they saw benefits of such technology in warehouse buildings including reduced costs (60 pct) and environment benefits (46 pct) and up to 90 pct of those surveyed claimed that technological innovation was a part of their companies’ sustainable development strategy. The survey was conducted by ‘Logistyka a Jakość’ and ‘Nowoczesny Magazyn’ monthly magazines.
