TDJ at full-steam ahead
ConstructionThe developer is now working on its latest projects, including a number located outside Silesia. Since April 2014,the start of the first residential project, TDJ Estate has developed 1,500 apartments, 1,140 of which have been sold and 145 reserved. In 2019, it sold 550 apartments, several retail/service units and 50 construction plots.
“Our priority in 2019 was the further development of our business activities and increasing our activity in the residential sphere. We decided to launch the second phase of .Ktw II office project at the same time. Furthermore, we acquired new land, such as in Bielsko-Biała, and an office building in Kraków. Geographical expansion is one of our key goals for 2020,” reveals Maciej Wójcik, the managing partner of TDJ Estate.
Last year the company started the construction of Pierwsza Dzielnica [the First District] in Katowice, in the neighbourhood of the city’s Strefa Kultury [Cultural Zone]. The architectural and urban concept for this was developed by the Medusa Group studio. The first stage will involve the construction of three twelve-storey buildings with a shared services area and a two-level underground car park. 265 apartments and 13 service outlets were put on offer at the beginning of June. Meanwhile, two new buildings with service floors were completed for the Franciszkańskie residential estate in Katowice. The company is now working on the fifth phase of the project, which will comprise nine buildings with 401 apartments as well as a mini park with a recreation area. in Katowice, TDJ Estate is also developing four residential buildings at ul. Bardowskiego 1 in the same city. All have already reached the shell stage and the internal finishing work is underway. The project is scheduled to for completion in Q2 2020. A total of 103 out of the 150 available apartments were sold last year.
Elsewhere in Silesia, the company is close to completing the first stage of the Zielona Dolina residential estate in Zabrze, which will be made up of four buildings with 104 apartments, 35 of which have already been sold.
TDJ Estate has also been continuing with the development of the area around the Osiedle Wieszowa new district near Tarnowskie Góry. New roads have been built and water, sewage and gas installations laid, while work has started on installing the residential lighting. Over the last twelve months, TDJ Estate has sold 50 construction plots and started building around 20 detached houses for the new owners.
However, the most important event of the year for the company was the launch of the construction of .Ktw II close to Spodek and the Strefa Kultury in Katowice. It will be the tallest office building in Upper Silesia at 133m in height (31 floors). The project will comprise almost 42,000 sqm of office and retail/service space. The completion of the entire .Ktw complex has been scheduled for the end of Q1 or early Q2 of 2022. In the meantime, the .Ktw I building has been filling up with tenants. Last year leases were signed by Mbank, Kinnarps Polska, Mazur Investments, law firm Kotulski Köhler Przybysz, a Świat Prasy newsagent, PubNub and solicitors Jacek Wojdyło, Marcin Gregorczyk, while EY has also decided to expand its premises in the building. .Ktw I, which was completed in Q2 2018, is currently app. 70 pct leased and letters of intent have been signed for another 20 pct of the total 20,000 sqm of space.
