SKYSAWA at the European forefront

SKYSAWA, the flagship investment of Polski Holding Nieruchomości S.A. has been nominated for the BREEAM Award 2020 in the category "Commercial Projects - Design Stage Award". The building A of this modern office and retail complex being built in the centre of Warsaw is the only Polish building competing for the title of the best project with investments carried out in London, Brussels and Rotterdam.

Benchmark for the market

The BREEAM certificate is a yardstick for modern commercial real estate such as office buildings. It allows tenants to assess whether a given building and the pro-ecological solutions used in it will conform to the long term strategy of sustainable development of their company.

The annual BREEAM Awards plebiscite organized by the international certifying institution, Building Research Establishment (BRE) Global, selects from all buildings certified last year, the best investments setting new standards in the field of pro-ecological solutions and sustainable methods of construction. SKYSAWA A as the only Polish building competes for the title of the best investment in the "Commercial Projects - Design Stage Award" category.

Building above standard

SKYSAWA A is the first building in Poland which already at the design and early execution stage received the BREEAM Interim certificate at the Outstanding level in the BREEAM 2016 system. The building was rated in 10 categories including management, energy, transport, water, materials. SKYSAWA A received the maximum number of points for three of them: location and transport, water saving and management of the implementation process.

Such a high rating results from the approach taken by Polski Holding Nieruchomości S.A. during planning the investment. From the beginning it was assumed that the flagship investment of Polski Holding Nieruchomości S.A. - listed company with Polish capital, will aim higher than the current standards, both in terms of the solutions used in the complex and the manner of construction. The emphasis was put on minimizing the amount of waste generated during works, reducing water and energy consumption, optimizing transport to reduce the carbon footprint and using locally sourced certified materials. Maintenance cost of SKYSAWA will be much lower in the future due to the use of i.a. high efficiency heat recovery system, energy-saving LED lighting, sanitary fittings with water flow limits and rainwater recovery system for watering greeneries.

More than technology

Method of carrying out the investment and technologies used in the building are important, but not the only elements affecting the degree to which the building has an impact on the environment and the assessment during certification. The SKYSAWA complex has been designed to encourage its employees to choose sustainable forms of transport and contribute to reducing CO2 emissions. SKYSAWA will be one of the few office buildings in Warsaw directly connected by an underground passageway to the Rondo ONZ station of the second metro line. The complex is being built in the vicinity of a dense network of bicycle paths, which is why it will have amenities for cyclists, i.a. 200 parking spaces for bicycles and changing rooms with showers. In addition to the standard parking spaces, SKYSAWA underground car park will be equipped with nine electric car charging stations. Thanks to the location in the very centre of Warsaw, at 36 Świętokrzyska St, ​​its tenants will also be able to use numerous bus and tram lines.

SKYSAWA's sustainable future

Polski Holding Nieruchomości S.A. is already preparing for the certification of the SKYSAWA B building (155-meter-high tower) at the Interim stage, and in the future plans to have both buildings (A and B) assessed at the Final stage.
