7R continues expansion

POLAND Over 2019, 7R developed 14 new warehouse buildings in 11 locations, increasing its total leasable area by around 45 pct with 288,000 sqm. In total the company signed 43 leases for 290,000 sqm.

According to figures from JLL, this means the comp[any took an 11 pct share of the market last year, making it the second biggest company on the market. The largest industrial deal of last year was the sale of a warehouse portfolio (with assets in Tczew, Warsaw and Kraków) developed jointly by Hillwood and 7R to GLL Partners for EUR 175 mln. “In June 2019 we signed a transaction with SELP for the sale of a warehouse park in Wrocław, and in the autumn we signed a contract for the construction of a City Flex building on ul. Transmisyjna in Łódź. At the beginning of this year, SELP bought two more City Flex warehouses from us – in Łódź and then in Wrocław. We have made a total of four joint deals with them over the past eight months,” comments Bartłomiej Krawiecki, the head of development in 7R.

“We want to not only be an active player in the growth of the Polish warehouse sector but also to raise capital for its development. We believe that we can achieve the best results through international partnerships pooling our know-how. We are going to focus on quality centres in top loacations as well as in emerging markets,” adds Tomasz Lubowiecki, the CEO of 7R.

“We are going to develop our City Flex parks and last mile warehouses across the country, especially in locations outside the Big Five cities. Investor’s continue to show interest in our projects and we expect further sales. The environment is becoming an increasingly important issue in the warehouse industry, which is why we are developing our new 7R Green product line this year. Our customers and tenants in are telling us that this is what they need. Because of climate change, green practices must become the norm on the warehouse property market,” he claims
