POLAND The Ktw II office building, which is under construction in Katowice, has been awarded a BREEAM Interim Design Stage certificate with a rating of ‘Excellent’ and a score of 79.7 pct – a record for the Katowice office market.

Ten criteria are assessed under the certification: management, health and well-being, energy, transport, water, materials, waste, land use and ecology, pollution and innovation. Ktw II achieved maximum scores for both transport accessibility and water consumption management, while its location in the city centre, ensuring the accessibility of public transport, also earned it high marks as did its water and electricity saving systems.

The building will also feature fast lifts with reduced power consumption, special sanitary fittings and air conditioning with heat recovery as well as with which free air cooling decks. An intelligent control system is to be used to automate the operation of air conditioning, ventilation, lighting and access control. Biodiverse greenery will surround the building as well as sports and recreation areas with noise limiting barrier fences.

TDJ Real Estate, the developer of the project, has also announced that it is also ready to undergo Well certification assessment by The International Well Building Institute.

The structure of the building has now reached 25m above ground level, with the reinforcement of the 6th floor ceiling now in progress. A self-erecting system for the reinforced concrete structure has been mounted in four sections of the building’s core to speed up the construction work. This system was previously used during the construction of the Unity Tower (formerly known as ‘Szkieletor’) in Kraków and Sky Tower in Wrocław.

Ktw II will eventually be 130m in height and should be ready in 2022. and will comprise 40,000 sqm of office space. It will be the tallest office building in the Silesian metropolis, forming a complex of more than 62,000 sqm together with Ktw I.
