19TH ANNUAL PROPERTY AND CONSTRUCTION MARKET CONFERENCE

gallery

“The higher you jump, the closer you are to the bottom,” was a line that Polish singer Kora and rock group Manaam used to sing in the 1980s. But what is the connection with that thankfully bygone era? Economists estimate that this year’s increase in GDP will be the lowest since the transformation of the political system. However, they are also forecasting that 2014 will be better. How does the property market, which hit the stratosphere in 2006/2007, look against this background? Where are we compared to other countries in Central and Eastern Europe, as well asWestern Europe? We are coping – but is that how the property market in 2013 could best be summarised?

1100 - 1130 THE POLISH ECONOMY: GROWING – BUT NOT IN THE SAME WAY FOR EVERYONE

Two points of view on the Polish economy and what the next year holds in store. Are predictions of GDP growth of 2.3 pct just doom and gloom, whereas 2.8 pct is an unrealistic rose-tinted picture? Did we bounce off the bottom in Q1? And if so, can things now only get better?

1130 - 1215 THE INVESTMENT MARKET: GROWING NICELY, BUT...

Consultants and developers with something for sale still fantasise about the record EUR 5 bln investment volume of 2006. But will this dream eventually become an achievable goal? The estimates at the beginning of the year were in the region of EUR 2.5 bln (JLL) – an amount similar to last year’s. A few months later the number had grown to over EUR 3 bln (Savills). A few question marks still remain: will the best facilities continue to change hands, will the provincial market revive, and will negotiations with financing institutions become any easier?

1315 - 1345 THE RESIDENTIAL MARKET: FALLEN SO FAR IT IS HAS FINALLY STARTED TO GROW AGAIN

The economic data, the prevailing mood and the opinions of some developers seem to be at odds with the sales of homes in the largest cities. How do analysts and the biggest companies in the sector assess the state and development prospects of the market? (discussion between a developer and an analyst)

1345 - 1430 THE RETAIL MARKET: MALLS AND CONSUMPTION SHRINKING, WHILE EVERYTHING ELSE GROWS

Galeria Katowicka, Poznań City Center, Galeria Bronowice in Kraków, Plac Unii in Warsaw – the opening ceremonies of these malls might not be as jubilant as in previous years. The fact is that H2 will see the appearance of quite a few new centres in large cities, but these are projects that have been under preparation for a few years now. What does the market look like from the perspective of a locality not included in the top five cities? What will 2014 bring as consumption falls against the rise of the unemployment rate, the competition and the number of smaller centres in such locations?

1430 - 1500 COFFEE BREAK

1500 - 1530 DEVELOPERS AND COUNCIL OFFICIALS: CAN ANYTHING GROW ON PUBLIC LAND?

Whether it’s an office building, a shopping centre, a luxury apartment building or a hotel – every investor claims that their project is unique, prestigious and luxurious... But is the immediate area around the development equally luxuriant and taken care of? Are developers looking after the public spaces near their projects and are the local authorities creating the right conditions for such activities? How should such areas, with the help of the local council, be created to draw people in? The most interesting examples from across the country.

1530 - 1600 THE WAREHOUSE MARKET: WHAT IMPACT WILL E-COMMERCE HAVE OVER THE NEXT DECADE?

Over the last decade the percentage of individuals in the EU who made a purchase online rose from 20% to 43%. Are we seeing online and multi-channel retailers rethinking their strategies for storing and delivering their products? Have warehouses in the past been designed primarily with the Business to Business sector in mind? How will the needs of the e-commerce sector affect the way developers and 3PLs tailor their products? Will e-commerce continue to grow and have a significant impact on the CEE logistics market? Is it time to start building multi-tenanted industrial parks again or do BTS still rule the roost? Are we seeing greater interest from investors for industrial product as a result of e-commerce?

1600 - 1645 THE OFFICE MARKET: WHILE EVERYTHING GROWS CAN THINGS STILL GO AWRY?

The record books are going to need rewriting! All the indications are that the demand for offices inWarsawwill be higher than last year’s. H1 finished with take-up in excess of 330,000 sqm. Is this a good thing or – in some strange way – bad? Not only has demand has been growing, but so have the levels of vacancy. Developers are responding by offering rent holidays and office fit-outs... Will we still be enjoying breaking records in 2014?
