CEE REGION Panattoni Europe has built a 123,300 sqm warehouse building for Leroy Merlin, the largest such building in Poland.

The BREEAM certified development is in the village of Piątek 32 km north of Łódź and was built by general contractor Kajima Europe. The warehouse itself has 132 docks and six ground-level drive-in gates as well as 2,400 sqm of office space. Panattoni has also recently delivered one of the largest production building it has ever built: a dishwasher factory for BSH Sprzęt Gospodarstwa Domowego. The 57,000 sqm building was built within ten months and comprises 47,400 sqm of production space and 9,500 sqm of office and social space.

In the Czech Republic Panattoni in partnership with AEW’s Logistis fund has completed a 22,900 sqm warehouse for ViaPharma in Panattoni Park Prague Airport II west of Prague. The tenant will use the hall mainly to service the Dr. Max pharmacy network. “The ViaPharma building is the greenest project across our entire European portfolio, setting trends in certification for other countries. It has been certified under the latest BREEAM 2016 standard as ‘Excellent’ with the highest score in the Czech Republic of 82.4 pct,” said Monika Hubková, asset manager of AEW’s Logistis fund. The distribution centre also has a section specifically dedicated to ecommerce.

Kicking off new projects

Panattoni Europe has started the construction of an 8,000 sqm warehouse for logistics provider DSV Solutions in Skarbimierz in the Wałbrzych Special Economic Zone. The company will use the space to handle the logistics operations of confectionary producer Mondelēz International, whose products include such brands as Milka, Alpen Gold, Prince Polo, Oreo and Halls. The BTS project is being built on a 3.1 ha site and will have a total area of almost 8,000 sqm, of which 3,100 sqm will be taken up by a dry goods store. Another 1,500 sqm area will be fitted with temperature and humidity control systems for storing gum and candy, while 2,900 sqm will be used for storing chocolate. The centre also includes an office area of 225 sqm. The ceiling height will be 12m, and the floor will have a load bearing capacity of up to 8 tonnes per sqm. The centre will include eleven docks. The tenant will start its operations in April 2020. Panattoni has already developed almost 130,000 sqm of modern warehouse space for DSV in various locations around Poland, including Warsaw, Łódź, Kraków, Gdańsk and Wrocław. Construction work has also begun on Panattoni Park Częstochowa, which is to be built within the city itself. Two modern halls will comprise 23,100 sqm and 7,300 sqm of class A warehouse space with the handover scheduled for February. The smallest available unit is 3,800 sqm. In addition Panattoni Europe has laid the cornerstone for its Panattoni Park Toruń II logistics complex in the north east of the city. At full build-out, the park will comprise two class A BREEAM certified warehouse buildings totalling 57,500 sqm.

More city logistics

Panattoni Europe has also announced plans to develop the City Logistics Łódź II warehouse and industrial park in the eastern part of the city. Construction work on the 38,000 sqm complex is to begin this quarter, with the first tenants able to move in in February 2020. It will be suitable for cross-docking, warehousing and light manufacturing and will contain small units with office space (the smallest units being 1,800 sqm). City Logistics Łódź II will be situated on ul. Olechowska, 5 km from the city centre. “The growing interest in this type of space is being driven by the rapid growth in e-commerce. The volumes of online sales are rapidly increasing along with the demand for logistics operators, reloading platforms and points of sale close to the customers. The latter enable not only the faster and easier delivery of goods, but also a more efficient management of returns. Thus the owning or leasing of a warehouse within the city limits by e-commerce businesses is gradually becoming a necessity,” claims Marek Dobrzycki, the managing director of Panattoni Europe.
