Bielany Business Point has been developed by Megapolis of the Holding 1 group

POLAND Bielany Business Point in Bielany Wrocławskie has acquired a BREEAM in-Use certificate. The project, which has been developed by Megapolis (a subsidiary of the Holding 1 group), is app. 50 pct leased.

The office building, at ul. Irysowa 1 in the town on the outskirts of Wrocław, was completed a few months ago and has an area of 12,000 sqm. Part of the office building has already been occupied, but the top floor (2,500 sqm) is still vacant as well as some units on other floors. The project has just obtained a BREEAM certificate with a ‘Very Good’ rating. Bielany Business Point has been designed in line with the requirements of 2010/31/UE directive of the European Parliament and the Council of Europe on the energy characteristics of buildings, even though the standards stipulated in the document only come into force only in 2021. The thermal insulation of the building is 30 pct higher than those built according to the norms that were in force last year. In addition, energy consumption has been reduced by 30 pct, allowing tenants to reduce their operating costs by up to 15 pct.

All the rooms are turnkey finished and feature raised floor and, suspended ceilings. A single workstation takes up app. 10 sqm, but the ventilation system has been designed for almost twice that density. Parking for 272 vehicles has also been provided, with 141 spaces in an underground car park. The public transport access for the building was awarded a high score in the BREEAM certification process.
