J44 tower almost on its way
The building at Al. Jerozolimskie 44 will comprise 28,000 sqm of mixed-use space
POLAND Construction work is soon to start on the mixed-use tower that is to replace the former Universal building at Al. Jerozolimskie 44 in Warsaw city centre.
The final binding building permit has now been issued for the 90m tower, according to a notice board on the perimeter of the plot. According to information we have subsequently received, the work will begin imminently.

Commerz Real bought the Universal office building and the perpetual usufruct of the plot from S+B Gruppe AG in 2015 for its HausInvest fund. At the time it was announced that a new, 28,000 sqm gla mixed-use building would replace the now demolished one. Offices are to make up 22,000 sqm of the space, with the remainder being retail, services and a hotel. investment costs for the project are estimated at EUR 95 mln. S+B Gruppe is to be responsible for the development process and leasing of the property.
