Two Elektrownia office blocks almost ready
An occupancy permit is under application
POLAND The first stage of the Elektrownia Powiśle mixed-use complex in Warsaw is nearing completion and the first two office buildings of the project will soon be opened.

“Work has begun on reviewing the technical standards for the handover and an occupancy permit for the two buildings is under application. The permit for building B4 (developed next to the former boiler room) should be awarded in May 2018 and for B5 (the building facing ul. Zajęcza) it should be issued a month later,” says Bartek Prytuła, the head of office development and leasing at White Star Real Estate, one of the co-investors behind the project. “Construction work is still underway on the third office building. As for the residential section, we are going to start constructing the above-ground section in May. In both of the historic buildings – the boiler room and the engine room – we are working on strengthening the internal concrete structures, which will allow us to make further changes to the architecture and work is also underway on restoring the façade using the original recycled brick. The restoration work is on schedule,” claims Bartek Prytuła.

In addition to the offices, a retail and service section is under construction at the former Powiśle power plant. The project will also include rental apartments and a five-star boutique hotel of 5,500 sqm. The various segments of the project are to be opened separately in different stages. “We are pleased that two office buildings will soon be occupied tenants. The project is on schedule, which is good news and the retail space as well as more office space and residential premises will be opened in Q2 2019, while the hotel is to open in Q3 2020,” announces Jean-Philippe Blangy, the managing director for portfolio and asset management at Tristan Capital Partners. The entire project should be completed at the end of 2020. Elektrownia Powiśle is a project ofthe EPISO 4 Fund (European Property Investors Special Opportunities 4), with Tristan Capital Partners and White Star Real Estate acting in an advisory capacity. The mixed-use project between ul. Dobra, ul. Zajęcza, ul. Elektryczna, ul. Tamka, Wybrzeze Kościuszkowskie and ul. Leszczyńska involves the development of 50,000 sqm, including a total of three office buildings with a total of23,000 sqm. The retail section of the converted pre-war power station will comprise 15,500 sqm gla. The project will have a specific restaurant and bar section and will additionally include around 100 loft apartments with a total useable area of 6,000 sqm. The design by the APA Wojciechowski studio also includes a number of open square adjacent to the historic buildings.
