Clipper has appetite
POLAND P3 has placed the last column of a BTS warehouse for Clipper Logistics in the P3 Poznań park. The building with 26,000 sqm completes the expansion of the first phase of the park.
Clipper provides logistics services throughout Europe. This is yet another contract concluded between P3 and the operator for renting space in the park in Poznań. At the beginning of last year, the company rented 10,000 sqm, and then it increased the area occupied by 7,000 sqm. When the new facility is put into operation, the lessee will occupy more than 43,000 sqm in Poznań warehouses of P3 warehouses. Negotiations regarding additional space are underway, thanks to which Clipper would become the largest customer in the park – P3 is preparing to start construction of the second phase of the park, which will cover 50 ha of land located next to existing warehouses. “Because we were very satisfied with the previous cooperation with the developer, we decided to rent space in the P3 Poznań park once again. P3 presented a very flexible approach and great openness and the company designed a tailor-made warehouse,” comments Stefan van Hoof, a senior managing director at Clipper. The latest warehouse for Clipper will be fully adapted to the specifics of operations conducted by the tenant. The height of the rooms will be 12 metres. Ecological and energy-efficient systems, such as panels with PIR core or LED lighting, will be used at the construction site. Furthermore, the fire resistance of the building will be raised to the highest level which will exceed 4000 MJ. “The changes in the warehouse space market which we have been witnessing force developers to change their thinking about facilities and approach each project individually,” says Piotr Bzowski, the leasing and development director at P3 in Poland. “The project for Clipper was particularly demanding but we managed to agree on business conditions and we believe that we will be able to meet the challenge of delivering the project on time”.
