POLAND Vector+, Profbud’s first office project, which is under construction in Warsaw’s Wola district, has been awarded a BREEAM Interim certificate with a ‘Very Good’ rating.

The certificate confirms that the two-building complex is environmentally friendly, provides comfortable working conditions and the transport access is convenient., Vector+ was previously awarded a BREEAM International New Construction 2016 Design Stage certificate, confirming that it had been designed in line with the best green building practices. After the completion, the complex will undergo one more assessment, for sustainability and building management.

“The complex has systems that will ensure the comfort of future office and retail tenants, and that are environmentally friendly at the same time,” insists Paweł Malinowski, the CEO of Profbud.

The 13,500 sqm gla complex is being developed at the junction of al. Prymasa Tysiąclecia and ul. Obozowa. A large car park for future tenants and their employees. The is to be built along with charging stations for electric cars and extensive infrastructure for cyclists with lockers, changing rooms and showers The complex also features modern energy and water consumption monitoring systems – with the tenants having their own meters, while BMS will be used to maintain the appropriate balance of the forms of energy used in the common areas. The forecourt of the buildings will feature a sculpture as well as outdoor furniture. Vector + will also contain retail and service space as well as a restaurant with a garden. A green terrace and a rest and relaxation area will also be located in the connector between the two office towers. The certification process was carried out by JW+A.

“The office complex scored 14 out of 15 points in terms of energy efficiency. An LCA analysis was also carried out in order to gauge the overall impact of the building through its expected lifecycle. This covered the environmental cost of the construction and how the materials were created,” reveals Błażej Szymczyński, a specialist at JW+A.

The completion of Vector+ has been scheduled for June this year. CBRE is responsible for the leasing process.
